There is more to it than putting a sign in the yard!
The market is slow right now,
there is no denying it. While interest rates remain very
reasonable, the number of available homes is high and that means buyers
have more options. It's not impossible to sell a home these days, but
it requires effort.
I'm an oddity, I suppose...
I don't take every listing I
am offered. If I agree to list a home, I do so because i believe I can
sell it. If the seller wants far more than the home is worth, is
not willing to do everything possible to make the home attractive or
will not allow showings, I will pass on the listing.
Know your competition...
If there are other homes on the market in your neighborhood, and if the listing agent holds an open house,
GO TO IT! You will have an excellent opportunity to see what they have that may be be better or unique and
you will have the chance to make a comparrison to what you have to
offer buyers. Additionally, you will have a chance to hear what
potential buyers are saying as they walk through the home and you wil
see the type of buyer that is attracted to your neighborhood.
I'll need your help...
Keep the grass cut, plant flowers, mulch beds, consider
landscape lighting, CURB APPEAL gets them in the door. Once we get them
inside, the home needs to be clean and it needs to SMELL clean. This
does not mean you should use all the potpouri air freshener you can
find, but it does mean avoiding strong cooking smells like fish. When
the weather is nice, open windows and get the house aired-out as much
and as often as possible. Get rid of clutter, make the beds, don't
leave hair in the shower drain, organize closets and try to find a way
to orchestrate the living room furniture so that it is NOT placed
against a wall.
This will sound crazy...
Watch the home selling shows on HDTV. While I don't agree
with everything they suggest, the fact is our potential buyers are
watching those shows and especially if they are first-time buyers, they
are going to think what they see is what should be.
